Terms and Conditions / Rental Agreement

These Terms and Conditions / Rental Agreement govern your use of hollowskyhouse.com and any booking made directly with Hollow Sky, LLC. By accessing our website or making a reservation, you agree to these terms.

The Property

Hollow Sky is a private short-term vacation rental located in Preston Hollow, New York. The property accommodates a maximum of 5 guests. All bookings are subject to availability.

Reservations and Payment

A reservation is confirmed upon receipt of full or partial payment as specified at checkout. Payments are processed securely through Hospitable and its designated payment processor. By completing a booking you authorize the charge to your payment method.

Nightly rates are subject to dynamic pricing and may vary based on season, length of stay, and demand. The total cost including cleaning fees, taxes, and any applicable fees will be displayed clearly before checkout.

Direct bookings are also subject to Hospitable's applicable Direct Guest Terms and payment-processing terms, which govern payment processing, security-deposit administration, and related guest obligations for reservations booked through our direct booking site.

Cancellation Policy

For direct bookings, guests receive a 100% refund if they cancel within 24 hours after booking acceptance, provided the cancellation is requested at least 7 days before check-in.

After the 24-hour grace period, 50% of the nightly rate, fees, and taxes is refundable until 14 days before check-in.

Inside 14 days before check-in, direct bookings are non-refundable. No-shows are non-refundable.

We may be able to accommodate a change of dates with advance notice, subject to availability and at our discretion. Please contact us if your plans change.

Airbnb and Vrbo reservations are subject to the cancellation terms shown on the applicable booking platform.

Security Deposit

Direct bookings require a refundable $500 security deposit handled through Hospitable. The deposit is secured approximately 2 days before check-in and is released or refunded approximately 2 days after checkout, provided no charge request is submitted.

Depending on your card provider or payment network, the secured deposit may appear as either a temporary authorization hold or a charge.

The security deposit is separate from the reservation payment and from the cancellation policy above. The deposit may be applied toward qualifying charges including property damage, missing items, excessive cleaning, or other documented costs arising from violations of these Terms or our house rules.

Airbnb reservations do not require a separate Hollow Sky security deposit through Hospitable.

Check-In and Check-Out

Check-in time is 4:00 PM and check-out time is 11:00 AM unless otherwise arranged in advance. Early check-in and late check-out are subject to availability and must be requested and confirmed prior to arrival.

Guest Responsibilities

By booking Hollow Sky, guests agree to:

• Respect the maximum occupancy of 5 guests at all times
• Treat the property and its contents with care
• Not host parties, events, or gatherings beyond the 5 registered guests
• Follow all house rules provided at the time of booking and upon check-in
• Report any damage or issues promptly to the host
• Leave the property in a reasonably clean condition at checkout

Rental Agreement

Direct booking guests are required to review and complete our rental agreement within 48 hours of booking. Failure to complete the required rental agreement may result in cancellation of the reservation.

Damage and Liability

Guests are responsible for any damage to the property, furnishings, or equipment caused during their stay beyond normal wear and tear. The host reserves the right to charge the guest's payment method on file for damages identified after checkout.

Hollow Sky and its owners are not liable for any injury, loss, or damage to guests or their personal property during a stay. Guests use the property and its amenities — including the hot tub and outdoor spaces — at their own risk.

Hot Tub and Outdoor Amenities

The hot tub and outdoor amenities are provided for guest enjoyment. Guests are responsible for safe and appropriate use. Children must be supervised by an adult at all times near water features including the hot tub and koi ponds.

Pets

Pet policy is determined at the time of booking. Unauthorized pets may result in additional fees or cancellation of the reservation without refund.

Smoking

Smoking is not permitted inside the property. Violation of this policy will result in a cleaning fee charged to the guest.

Right to Refuse or Cancel

We reserve the right to refuse or cancel any reservation at our discretion. In the event of a host-initiated cancellation, guests will receive a full refund.

Governing Law

These Terms of Service are governed by the laws of the State of New York. Any disputes arising from these terms or a reservation shall be resolved in the courts of New York State.

Changes to These Terms

We may update these Terms of Service from time to time. Continued use of our website or services following any changes constitutes acceptance of the updated terms.
